Comes complete with full kitchen facilities (fridge, stove, oven, microwave, and even spices), bathroom with bathtub and shower, air conditioning/heat, satellite tv, WiFi,sometimes, and electric fire place. My place is close to family-friendly activities, Garner state park (3 miles), Lost Maples state park, Frio river crossings, Leakey, Concan, Utopia, Kerrville, Uvalde, three sisters bike roads. My place is good for couples, solo adventurers, families (with kids), and furry friends (pets), Pets are an additional $15 per pet, per night. Pets Fees billed after you book, b/c there is no option on Airbnb. The Cozy is located towards the front of our 17 acres about 75 ft from Hwy 83.

Open, spacious and private

There are 2 living spaces and 2 bedrooms with en suite bathrooms. The third bedroom has separate outside entrance and another entrance into the main house. There is also a sofa bed. There is a nice covered patio with a grill. Very spacious dining room with huge table open to TV room for large gatherings. Kitchen opens up to the living room and living room can open up to the dining/TV room. Every room has ceiling fan and mosts all rooms have TV. Covered parking for one vehicle.

If you are looking for a peaceful weekend, this is your spot. You won't see many cars pass by on Ranch Road 336. You will see deer, cattle, birds and other wildlife. Star gazing at night is a treat! The property is 18 miles north of Leakey, so it is easy to get to the Frio River and find good places to eat or drive to one of the state parks nearby. Garner State Park and Los Maples are fun day trips.
