The local pub & village shop are just 10 minutes walk. Perfect for Glyndebourne, Charleston & Firle weddings or explore nearby towns of Lewes or Brighton.

This pretty, dog friendly cottage with a courtyard garden is moments from the High Street with it's independent shops, River Ouse and beautiful historic buildings. Lewes is a vibrant old market town nestled in the South Downs and steeped in history perfectly placed for river or South Downs walks. Explore the alleyways off the High St to find unusual pubs, restaurants, cafes and antique shops. Lewes Castle is also close to the cottage and Anne of Cleves House is a 10 minute walk through town.

The Garden Room, Warblers, Kingston Road, Lewes

The Garden Room is bright and spacious with lovely views to the south across the Lewes Brooks. There is a well equipped kitchen area, and you have your own front door. Coffee, tea, milk and some breakfast provisions will be waiting for you for your first morning. We are close to Lewes but with open fields nearby. It is a ten minute walk to a pub, for local beer and food. There is space nearby for a small car to park; larger vehicles can park about 20m from our driveway, on the Kingston Road.

It has its own entrance and hallway leading to a large double bedroom, its own bathroom and patio area, and views across our garden to the Downs. We are in the beautiful, historic Pells area of Lewes. We're close to Pells Pool, meadows and leafy walks on the River Ouse. It's 5 minutes' walk to town, brilliant shops, cafes, pubs, restaurants, a cinema and Lewes Castle, and 10 minutes to Lewes railway station.

The Garden Room

The annex is a detached building with a key safe and separate entrance situated in a very quiet part of the historic county town of Lewes. There is very little passing traffic and as we’re on the outskirts it’s about a 20 mins walk to the centre of the town but are very close to the South Downs, a 5 minute walk away and the gateway to the South Down way and the National Park. (Smoking only allowed outside) Close to Brighton and good access to public transport and a main line to London.

We are offering a comfortable double room with its own entrance in our detached house in a quiet road on the outskirts of Lewes. There is parking in our driveway. 5 minutes walk north or south from the house takes you out onto the Downs yet the town centre is just 20 minutes away.
