Old historic 2-story row home located between the South Philadelphia Sports Complex (Eagles, Phillies, 76ers, Flyers) and Center City tourist attractions and universities (Temple, UPenn, Drexel), which are accessible by public transportation, Uber, Taxi, and by foot or bike. The Sports Complex is the home of the Wells Fargo Center, Lincoln Financial Field, and Citizens Bank Park where sporting and concert events are held.
All are welcome! LGBT-friendly.
The bedroom is compact and cozy, with DOUBLE SIZE BED (SMALLER THAN QUEEN, MATTRESS 54" x 75) computer desk, chair, chest of drawers, armoire, lamps and is the closest of the two guest rooms to the shared bathroom. Being in the back of the house, you don't have the street noise. However, you will hear the muffled sound of my neighbors getting their children up for school (about 8am). If you are a light sleeper, I've provided a "WHITE NOISE' machine in the room. But generally if you are here to see the city, you will fall asleep tired and wake up early to get out and explore.
These are high-end cotton futon mattresses (no box springs), which are encased in waterproof, allergy free covers that protect from mites and bedbugs and to keep the bedding clean and safe. BEDS ARE FIRM.
Linens, blankets, towels, soap, shampoo and hair dryer are provided.

You will have access to the living room to relax, visit, read, or watch TV. FASSSST WiFi and flat screen TV with HBO! Netflix.
Kitchen. NO COOKING IN THE KITCHEN: JUST HEATING UP, TOASTING. NO USE OF FREEZER. Your food should be stored in the refrigerator (bottom shelf), not in your room. You may eat left over food in the kitchen. However, there are several restaurants only a block away and a corner convenience store.
High Speed Internet wireless is available throughout the house for your convenience.
My basement bedroom is off limits and therefore there is no access to washer and dryer, which is in my private space. NO WASHING OF CLOTHES: YOU NEED TO GO OUT FOR THAT: THERE IS ONE ON WOLF AND 8TH STREETS, NOT FAR.

I respect your privacy and value mine. I am active in community volunteer work, so I will be in and out of the house, but always in the house at night. I keep abreast of things to do in the city and I love to give people local perspectives and suggestions for sightseeing, restaurants, and bars. Ask me if you want suggestions and want to chat. I love to meet new people and learn new things and share a little about myself and my life.
I will be entering your room to turn off the cooling/heating unit and to pick up the trash and any food that is open. Food should be stored in the kitchen.

This home is not a place to party, but a place to relax and feel at home when you are not out exploring and enjoying what Philly has to offer.
There are steep steps to your room, so be careful.
The house is my beloved 100-year old vintage house that I am still working on restoring (not modernizing) but everything is in working order and although it may not look modern and glowing, I do keep it clean myself (don’t charge a cleaning fee). Yes it needs some paint. I love the plaster walls which muffle the sounds of my neighbors and the hardwood floors and cast iron radiator heat in the winter. I’ve placed a “white noise machine’ in each room because this is a row house in the city where some neighbors have loud voices. The house is not designed for Central Air. They cooled by just opening windows and heated by coal back in the 1920’s and I still have that coal box in the parlor. Each room has its own AC unit which is a MiniSplit: each of the 2 guest rooms and the downstairs living room. There is a remote in each room to adjust the temperature. Guests should do so in the living room also. I want to make that clear. The tub and sink are old. The tub was recently caulked and I wash the tile tub walls and clean the toilet daily. I use the toilet in my basement room. It is not a modern house and I never want a gutted, pristine house.
Suitcases heavier than 50 lbs or larger than airline standards must be left downstairs in the livingroom because the stairs and floors are soft pine and recently refinished. These heartwood red pine floors are over 100 years old and part of the charm of this vintage (older) home.
Also request that you remove your shoes before going upstairs to your rooms.
Not suitable for children (2-12 years). If you bring a child, they must not be left alone in the house; they must be with you at all times, their parent or guardian.
Single and proud mother of two successful adult children, of a quiet nature, who loves staying at B&B's and hostels where I can be by myself but still have people around. A native-born Washingtonian, who bought an old row house in Philly after retirement, I split my time between Philly and DC with frequent visits to NYC. Interests include jazz, theater, book clubs, sailing, gardening, vegetarian cooking and dining, exploring cities and towns with a lot of history and culture.
