My place is close to Ski areas. You’ll love my place because of Skiers can ski directly back to the Roc d'Orsay at the end of a day of skiing. It is a cozy and convenient apartment for winter or summer. Roc d'Orsay is a romantic couple's get-away or a relaxing workplace for the business traveler working and relaxing away from home. Or, a quiet and peaceful retreat for the solo adventurer.

Trash bags are taxed. It is a yellow bag. For three-night rentals, one bag is provided. If you need additional bags, these can be purchased at the COOP in a pack of 10 bags. If you do not use all the bags, we will purchase back from you the remaining bags. For one-week rentals, two bags will be provided. If you need additional bags, these can be purchased at the COOP in a pack of 10 bags. If you do not use all the bags, we will purchase back from you the remaining bags.

Trash must be separated. Glass bottles, PET bottles, and aluminum cans do not go into the yellow bags taxed by the commune.

- This is a residential area. Swiss law is expected to be followed. Noise must be kept within the unit after 10 pm. Smoking is not allowed in the unit, but on the balcony is okay. Please do not throw butts over the balcony into the yard or road below. Thank you for your understanding. We provide you with two locally taxed bags at the beginning of the rental. Trash must be separated and placed into special trash bags purchased at any local grocery store. We will purchase from you any extra bags left over. We encourage renters to have their own private renters insurance, as all damaged must be reimbursed even if it is over and above the security deposit. We love children, however, there is no high chair. Mostly, people rent us for the ski and summer seasons. We try to be accommodating whenever possible. We do expect that renters do clean the unit to return it to the condition received. The cleaning charge applies mostly to the costs related to cleaning the towels and bed linens and toilet/bathroom, taking out your glass bottles, and cardboard, etc. There are a lot of windows, too. We try to keep them very clean so that you have the best smudge free view of the Alps. We think we clean them very well all the time, however, when the bright sun shines through, we have seen areas we have missed. We do our best! We would love it if you would vacuum the floor and carpet and wipe the floor in the kitchen and living room of wine and other obvious spills. :-D
- A thorough walk-through is given and a list of rules. The most important rules are as follows: No smoking. Swiss law requires noise be kept within the unit after 10 pm. No baths after 10 pm. Garbage is to be separated and specially-taxed yellow garbage bags must be used. Renters are given two bags per visit. If more are used, the tenant must purchase the bags at the COOP. This is a taxed item. The bags come in a lot of 10. Any unused bags we will purchase from you. Thank you for your understanding. The local tourist tax is paid at the Tourist Office. This allows visitors to Leysin a 10 % discount on many local activities and services. The tourism tax is required by law. It is normally about 3.00 CHFs per day per adult person. Children are about 1.70 per day per child. Proof of payment is required before departure. We encourage you to pay these fees at the beginning of your rental. More than 5 renters must be approved before arrival. Extra fees apply.

We stayed in the apartment 4 nights (couple with 2 kids). The location is perfect, with amazing view from the balcony, quit, close to the minimarket and the village centre, few minutes walk from cable car... The apartment is very cozy, well equipped and designed, you can really feel at home. The communication was easy and clear. Leysin is amaizing place and this apartment was ideal choice, hope we will visit in the near future. Highly recommended!

Très bon emplacement . Appartement très propre disposant de tous ce qui est nécessaire pour un bon séjour. En plus de d'avoir une vue époustouflante sur les montagnes. Situation impeccable pour découvrir aussi bien les régions environnantes que les grandes villes suisses.

Jay is from the USA. Nazuna is from Japan. We have lived in Leysin, Switzerland for 18 years. Jay is semi-retired after working at a private boarding high school for 20 years. Jay also works for Collegewise as an international college counselor for international students. He has over 20 years of college counseling experience. Nazuna is a freelance writer and homemaker. She makes unique cushions out of Japanese Kimonos and Obis. Her company if called Aller-Retour. We can't live without classical music, humanitarian trips to Nepal, or Japanese food.
