Attached to a family home, guests enjoy a spacious, self catering annexe with private entrance, Kitchenette / lounge, shower room and private decked patio all in a tree lined residential road. We are close to Tuckton shops, bus routes and walking distance to Christchurch, Hengistbury Head and Southbourne Clifftop. A personal welcome or key safe entry is available at our guests request. Prostor
The flat is served by a separate entrance via a common passage and is an annexe attached to a family home.
It has a lounge area / kitchenette ( 3.3 X 4.5 mtrs ) with sofa, table and chairs. Double bedroom ( 3 x 3 mtrs ) with wardrobe, bedside tables & clock radio. Newly refurbished en-suite shower / WC ( 1.5 x 2.5 mtrs ).
The kitchenette is fully equipped with oven, 2 ring built in hob, additional portable hob, microwave, kettle, toaster, refrigerator, plates etc. and kitchen utensils. Also provided are freeview TV, USB charging point, ironing board, iron, hairdryer and the flat is equipped with electric heating in addition to central heating radiators connected to the main home.
The flat benefits from a purpose built decked garden area with table and chairs for the exclusive of guests.
Coffee and tea is provided.
5 Minutes by car to Christchurch railway station and Hengistbury Head.
A level ( 2 min ) walk to the local shopping area with 2 supermarkets.
Riverside and country walk to Hengistbury Head with Cafe and Visitor Centre.
12 Minutes walk to clifftop and access to beaches.
6 Minutes walk to Riverside and ferries to Christchuch and Mudeford.
Local " Take away food shops and fish and chips ".
Local launderette.
2 Minutes walk to bus stop with buses into Bournemouth centre.
Street parking available in tree lined residential road.
Close by Southbourne offers a range of independent shops, coffee houses, pubs and restaurants in a vibrant local area.
Guests with dogs are are welcomed but are requested to fully acquaint themselves with the conditions.

Přístup pro hosty
The front private access door leads into a covered way and then into the flat. The rear garden has a private decked area with table & chairs ( during summer months ) for the exclusive use of guests. It is adjacent to the flat but access to the entire garden with additional garden furniture is available upon request.

A flat manual is provided ( pink folder ). Emergency procedures and telephone numbers are enclosed. Guests are requested to familiarise themselves with the contents of the manual whilst using the flat facilities.

With the exception of holidays, we are always available to assist guests with their stay. We always interact with guests by telephone or email to confirm arrival arrangements and keys etc. Guests wishing to check in late are very welcome but are requested to advise the hosts of an approximate arrival time.
PETS.
We are very happy to accommodate guests with pets. It should be noted that due to the size of the accommodation we restrict animals to a cat ( or two ), 1 large dog or 2 small dogs. A excellent dog walking area is available by the riverside 5-6 mins level walk from the flat. Dogs on a lead are permitted to accompany guests when using their private decked patio space, also, dogs are allowed to walk in the hosts garden but only on a lead but not to use the garden as a toilet ( we have grand children who play in our garden ). In the interest of other guests who do not have pets, guests with pets are requested not to allow them into the bedroom. Quests are requested NOT to leave pets un-attended when they leave the flat for any extended period.
Towels for drying pets in wet conditions are provided.

The flat is superbly located for holidays in the area. The annexe, in a residential road, is popular with guests having easy access to Christchurch, Bournemouth, The New Forest, the Stour riverside area and Southbourne beaches. The nearest cliff top with parking facilities for the beach is a 5 minute drive or can be walked. An excellent restaurant is located on the Undercliff Walk ( Bistro on the Beach ) and is close to the Southbourne Coast Road beach car park. A local pub is within 5 minutes walk of the flat and features outside dining areas adj. the River Stour as well as inside rooms. Tuckton boat hire is a further 2 minutes walk from the pub and in addition to boat hire ( summer months ), ferries are available for Christchuch Quay, Mudeford Spit and Hengistbury Head with it's visitor centre. The popular Tuckton Riverside Walk is excellent for relaxing or dog walking and a summer ferry boat service takes walkers over the river into Christchurch. Tuckton Tea Gardens adjacent to the river provides excellent breakfasts in addition to other meals. Tuckton shopping area ( 2 minutes walk ) includes Tesco, Co-op, Newsagents, laundry, takeaway food shops, fish and chips and many other local shops. Tuckton is well served by regular bus services into Bournemouth and beyond with stops 2 minutes walk from the flat. Going East, The New Forest with its famous horses is 15 minutes by car. Poole, The Purbeck Hills and Swanage are to the West and the latter can be reached via the Sandbanks - Studland car ferry.
