I never give 5 stars but Alex and Kate really deserve it, they're a reason to visit Rutland! The room was immaculate and beautifully decorated, absolutely silent at night and such a comfortable bed! A really relaxing stay (with epic breakfasts) it's perfectly situated for all the activities on Rutland water.

The Linney is a beautifully converted farm building and sits slightly separate to the main farmhouse. It is exceptionally clean, comfortable, characterful and high spec, blending heritage with comfortable contemporary style. Located near Rutland Waters, it is a perfect location for walks ( a great nature reserve nearby), pubs serving great food and beautiful little towns and villages to idle round. Alex was a wonderful host; warm, friendly and we were so well looked after. Breakfast was all locally sourced food and delicious, with a variety of options. It really was like staying in a five star hotel, with all the warmth and relaxed atmosphere of a welcoming family home. We would definitely recommend a stay in Alex and Kates B&B...you won't be disappointed...

You will not be disappointed (but very hard to be when the pictures are so inviting). I have just returned from a two night break with my partner. Kate and Alex's hospitality was amazing. Friendly and gave good recommendations to the area. Alex, thank you for your wonderful breakfasts..we needed the motivation to leave the comfy bed. The Linney was small but cosy and had all that we needed. Alex brought us milk for tea and we were given menus for breakfast on arrival. The Linney looked out across fields and, although we were close to kate and Alex's house we still felt secluded. The location was spot on with only a 5/10 minute bike ride to the Rutland water, decent pub in th village but easy access to local villages with Stamford only being a 13 minute dive. We will return and I have already told my family who I'm sure will take my recommendations. Thank you Alex and Kate!

Alex was the perfect host. He had everything prepared and perfectly clean. Breakfast was exceptional. We very much hope to return, and would recommend this B&B to all of our friends and family.

Lovely weekend stay at The Linney. Beautifully furnished, lovely linens, fabulous bathroom. The bonus was the extensive and most delicious breakfast! Kate and Alex were welcoming, friendly, knowledgeable hosts. Would highly recommend a stay here!

Alex was very attentive and made us both feel instantly at ease. The room was splendid and ever so clean and very comfortable. Breakfast in the morning was beautiful :) Couldn't recommend staying here enough.

An ideal retreat after an evening of organised badger watching just round the corner. Alex made an excellent recommendation for eating ('The Fox and Hounds' in Exton), offered us a friendly welcome along with his extra-friendly puppy and served us a hearty breakfast which set us up for nearly a whole day of enjoying the surrounding lakes and wildlife. We had a great time.

Great Location for Rutland Water and general exploring. Charming and friendly hosts, fab accommodation and breakfasts. All was perfect.

Overall, we were very pleased with our decision to stay at Honeysuckle House. The beds were very good, especially the King-size in the master bedroom. A washing machine would be more useful than the provided dishwasher, in our opinion, or for there to be more crockery/cutlery, as running a load for a handful of plates and knives/forks does seem somewhat extravagant. Internet Wi-fi would be appreciated, but we got by OK with EE 3G via mobile phone setup as a hotspot, which gave us a 1 to 3 mb/s connection with OK latency. Neighbourhood was fine, no problems with noise or traffic, it's all very peaceful. Driveway is gravelled and fits 3 cars easily. Tracey provided some festive Christmas decorations and a tree with lights - much appreciated!

Tracey's place is located in a beautiful neighborhood close to oakham school and walkable to town. Her communication was thoughtful and timely. There is literally everything you need to have a comfortable stay. Full kitchen and living room as well as spacious bedrooms and a clean bathroom. When we visit oakham next year for our soccer tournament (fields located down the street) we hope to stay here again. Highly highly recommended!!!

Honeysuckle House is a perfect home away from home. A very comfortable, spacious, well furnished and equipped home. The home was also very clean. We were attending a wedding in Oakham and it was perfectly located for this. There is plenty off-road parking at the front of the house and a small garden at the back. Definitely a perfect base to explore local attractions.

Oakham est dans une très jolie région où il ne faut pas hésiter à sortir des grandes routes pour se perdre dans une campagne anglaise et charmante, surtout en automne! Je recommande les pubs locaux: le Grainstore, près de la gare: bières maison et clientèle jeune ou le Lord Nelson plus classique et tranquille. Tout à fait dans l'esprit public house. Les hôtes Tracey et Simon sont très très gentils et répondent au moindre appel, même tard quand la porte des toilettes s'est bloquée, même le soir de leur anniversaire!! La maison est confortable, spacieuse, bien équipée. Tout est flambant neuf de chez Ikéa. On sent tout de suite très bien accueillis avec une bouteille de vin (français ;-) sur la table et une motte de beurre au frigo! (le beurre était la spécialité de Oakham). Le seul problème est que je n'avais pas bien lu l'annonce qu'il n'y a pas internet!! Pas très pratique pour les touristes étrangers... Et la 3G ne passait pas bien non plus. Gloups. Mais finalement, on apprend à faire sans étant donné que la plupart des pubs ont la wifi. Donc je recommande chaudement cette maison qui peut recevoir très confortablement 4 personnes dans un coin sympa de l'Angleterre. Très bon rapport qualité/prix. En plus, Tracey m'a dit qu'ils installeraient internet bientôt. Mention spéciale pour Miss Katie venue nous ouvrir les toilettes un dimanche soir :-)

A really comfortable, very well equipped house. About 10 mins walk from Oakham centre. A bit tight for 6 people but great for 4. Loads of off road parking. No gate to back garden which could be an issue if you have small children. We'd happily stay again.

Our stay at Tracy's house was perfect. The place was clean, comfortable with anything one might need and in a nice and quite location. Oakham is a very lovely small town with nice shops and restaurants in the centre which is within 10-15 minutes walk from the house. I would definitely recommend Tracy's place for anyone visiting Oakham or nearby places.

I will definitely be booking this one again. As described and better.

Centrally located, very close to pubs, wine merchants and shops including Tesco. Apartment is spacious, bright and tidy, and the wifi free (important for our 14 year old). We sat out a couple of evenings drinking wine. Rutland Water is a short drive away for cycling, picnics and watersports.

Absolutely fabulous apartment - comfortable, well equipped, in a lovely quiet location and close to the town centre. Would highly recommend.

This flat provides everything and more. Very clean and tidy and the provision of basic food supplies is a really nice touch. Though it is situated on the main street there was no problems with noise. A great base for exploring the area.

We stayed in Adie's lovely apartment in order to go to the Birdfair at Rutland Water. It was the perfect place with everything you need for a comfortable stay. The location is great, in the middle of Oakham, which is a pretty town, and about 5 minutes from the station. There's a great deli called Otter Foods within 10 mins walk so we didn't eat out (also a big Tesco even closer). Both rooms are very comfortable and nicely furnished with some lovely antique tables and chairs. The kitchen had everything we needed and it was great to have bread, milk, eggs and even wine provided. It's a perfect place to stay to visit the Ospreys at Rutland and lovely to be able to put our feet up in comfort after a long day out. Adie was very helpful. Highly recommended.

Alison is incredible!!! She will do anything to make your stay comfortable. We had never done an Airbnb before but would recommend this one highly. The room was tremendous and everything was CLEAN and UPDATED. This was not in a house so it really felt like a hotel room. This is a NO BRAINER!!!

Nice modern spacious rooms, helpful host. Little tough to find at first for me, and if you are a light sleeper you should know the local church chimes every quarter hour.

Alison was very friendly and helpful, more than happy to answer any questions we had. The rooms were perfect, great shower!! And a very thoughtful breakfast spread too.

Perfect location with easy access for our stay in Oakham/Rutland. Room was very comfortable, better than expected and offered more the usual hotel room - kitchenette had everything we needed and the breakfast was lovely! And the shower - we are picky about showers - was just right!! You can't go wrong with Alison's Rooms!

A beautiful cottage in a stunning location close to all the facilities of rutland water and neighbouring villages. The cottage is spacious and immaculate and we'd definitely stay again.

What a gorgeous cottage in a fab location on a quiet road just a short distance from Rutland Water. Nearby you can see an osprey nest, go cycling or have a lovely pub meal. It was very well equipped and we had a comfortable and fun stay.

Susie's place was absolutely lovely. Just as described a picturesque cottage in a beautiful setting! Very family friendly with a cute country garden. We loved it!

We had a happy stay here. Sally and Colin couldn't have been more lovely and welcoming. The room (Lettuce) was clean and well equipped, with the gentle sound of sheep bleeting in the field next door.

We visited Cuckoo Barn as a celebration for my parents 40th Wedding venue, and had a great time at this lovely place. Great location with lots of nice walks on the doorstep and the accommodation itself is just as it looks in the photos. Dick was a good host and although we didn't get to meet, he was very clear in sending the information through that we required. Would definitely come back again.

Matt was so helpful from the start and I felt very welcome. The place was perfect for my stay, as I was going to a wedding nearby. Matt was even kind enough to drop me off at the wedding! I slept very comfortably and ate a great breakfast with the family the next morning, who are all genuinely lovely people. I wish I had another reason to go to Oakham soon!

Very welcoming and accommodating hosts who even leant my husband collar stiffeners for the christening we were there to attend. Lovely rooms in a creatively decorated house, a real home from home. Yummy breakfasts.

Staying at Matt's home makes me very comfortbale as I stay at my home. Matt's wife, Abigail was very nice and friendy. We had a very nice talk and she gave me a lot of help. The room and bath room was very clean. I liked to stay in the kitchen which is bright and sunny. I loved the tea and breakfirst Abigail made. Will come back again. Helen

Comfortable and clean, this was a lovely house to stay in. Michael's communication was always quick and efficient, and his instructions on finding and checking in to the house were absolutely spot on. Once there, we were only a short walk away from the numerous shops, restaurants and pubs on Oakham High Street. A great place to stay.

The house is very conveniently located close to Oakham. I appreciated the quiet and very clean home which is well equipped and comfortable for a weekend.

We had a 2 night break in this comfortable apartment. Comes with a handy parking space. We walked into town (approx 20min walk to centre) in the evenings for dinner. Kathy is a very good hostess and all communication went very smoothly. I would recommend this apartment.

We were in the area for two days of outdoor activities at Rutland Water and Somerby Equestrian Centre so Katherine's apartment in Oakham was ideally situated. The accommodation itself was exactly as you see in the photos, very comfortable, fully equipped and beautifully clean. Katherine kindly met us at the property and everything worked out perfectly for our stay. We did walk into Oakham for an evening meal and it is a 25 to 30 minutes walk; the apartment itself is in a very quiet residential area.

The apartment is very modern and cosy. Close to the shops and walking distance to the local town. Highly recommended.

Accommodation is small but as described. Quality of bedding and furnishing are good. Great base for Rutland Water and surrounding area. Great broadband. Very clean and everything you need is in a cupboard somewhere.

Lovely house in the small town of Oakham. Great food and pork scratchings at The Lord Nelson pub. House is clean and tidy, easy to find, park and settle into. We came for the Burghley Horse Trials and the house is a short drive from Stamford. Trying to think of any negatives and not finding any - perhaps surprised there was no teapot in the house. Good communication with the host, despite her being out of the country. Top marks.

We loved our 4 night stay in this beautiful home. The decor is light & bright & every room was immaculately clean. There was plenty of space for our family of four & the very spacious garden was a wonderful, peaceful haven. The pleasant walk into town only took about 15 mins & there were some lovely restaurants & cafés to visit - our favourites being Hungry Birds (lunch), Wildwood (Italian), The Admiral's Nest (no kid's menu though) & the Wheatsheaf for their beer garden in the evening sun! I would have no hesitation in recommending a stay in this beautiful, family home.

Very clean, comfortable, basic accommodation which represents excellent value for money, in a quiet rural area. Everything exactly as described. Independent access meant checkin/out was relaxing and easy. We slept really well in the peaceful environment. Helen helpfully left bread, butter, jam, cereals, juice, coffee and tea. Helen's comms were excellent, we kept in great contact prior to our stay, and she was able to give us a code access to the annex. The place is absolutely gorgeous, a spacious room which four of us stayed at as wedding guests in Oakham. Being separate from the house meant that we weren't worried about disturbing (hope we didn't!), and were free to come and go as we wished. Helen left us out lovely fresh bread with jam for breakfast and there was tea, coffee and juice as well, (plus other cereal options). The garden was beautiful. We're just sorry that no one was home to say thank you to before we left! THANKS HELEN! xx

Brilliant stay in the countryside. The annex is super cosy and warm, and it's great to have your own space. :) Breakfast was a great bonus too! The location is stunning, and only 5 minutes to Oakham and 10 minutes from the beautiful Rutland water! Helen and Paul (+ dogs) were extremely helpful and friendly too.

Same day arrangement, easily done. The large bedroom - good for a family - above garage was spotless and comfortable. Wet room with shower below. Breakfast was DIY orange juice, cereals, toast and jam etc. Mini- fridge and big TV available. It was all comfortable and practical, just what was needed..

Very reasonably priced twin accommodation that accepts pets and includes continental breakfast. Helen was very welcoming and even supplied dog bed and deodorant which my Mother had forgotten to pack. The key code was great for us as we weren't sure what time we might arrive. Good experience that I would recommend.

Great stay in this lovely little spot that is quiet, warm and central to everything. Everything catered for and had really great sleeps that helped us recoup for the next leg of our journey. Hosts were friendly and helpful and we'd be welcomed back anytime.
