Ivywood cottage is medieval in age, but contemporary in design, with luxurious finishes and fine detailing. The house is in a unique rural setting and was once part of the Gawdy Hall Estate. The house sits next to a beautiful 15th century church, set within a 3 acre church yard. Glorious and plentiful Waveney Valley walks in all directions. Guests have complete privacy and run of the house, including a private garden. We respect our guest's privacy, and are on call for any advice or assistance that you may need during your visit. The cottage is a short picturesque drive from the coastal gems of Southwold and Aldeburgh. Harleston and Bungay are quintessential English towns with charming independent stores, delis, family butchers, bistro cafes, pubs, restaurants, and tea shops. It's the countryside, most people drive. Diss is the mainline station between London and Norwich and is just 15 minutes by car. Cycling is very popular and the cottage is on a regular time trial route. Buses are very reliable and the village is well serviced making it easy to hop between Suffolk and Norfolk villages. There is fabulous walking from the cottage. Located in the Waveney Valley paths such as Angles Way which follows the Waveney river valley are right on your doorstep.

Queenies Cottage has been beautifully restored to retain many original architectural features whilst providing modern comforts; underfloor heating, woodburner, fitted kitchen , downstairs wet room and an ensuite shower room to the master bedroom. Set well back from the road, the south-facing, private garden has an additional covered dining space, great in àll seasons. A 2 bedroom first floor flat with kitchen, cosy living area, and bathroom, above our home on the ground floor. You share our front door, but access the flat through a door to the stairs immediately on entering the hall. Sleeps 4. Bedrooms are in the eaves, so have restricted head room in places. Excellent broadband. It was the hayloft above an old carriage house. A peaceful setting in pretty village, with a pub, a short drive to Diss. We live on the ground floor. Large garden, good parking.

The Annex is located next to the Norfolk & Suffolk Avaition Museum and The Flixton Buck Inn for great food & locally made drinks. Flixton is a small rural village, 5 minutes to the historic town of Bungay, 20 minutes to the Norfolk Broads, 30 minutes to Southwold. 20 minutes to Norwich, 40 minutes to Bury St Edmunds or Ipswich. Our central location is perfect for holidaying in Norfolk or Suffolk.
